In this discrimination action, the United States accused the owners of an apartment complex of discriminating against families with children. The suit was resolved with a settlement.

The defendant, J & R Associates, is the owner and operator of the Royal Park Apartments in North Attleboro, Massachusetts. The U.S. Department of Justice (DOJ) accused the defendant of maintaining and enforcing policies that segregate families with children in certain buildings, and restricted them to certain floors and units within the ________-unit complex. The DOJ’s allegations were based on the department’s Fair Housing Testing Program, in which individuals pose as renters to gather information about possible discriminatory practices.

The plaintiff filed suit in the U.S. District Court of the District of Massachusetts, accusing J & R Associates of discriminating against families with children in violation of the Fair Housing Act. The plaintiff sought compensation for those affected, as well as civil penalties and injunctive relief.The matter was resolved via settlement, in which the defendant agreed to establish a $________ settlement fund to compensate victims of their discriminatory practices. The defendant also will pay $________ in civil penalties to the United States. Finally, the agreement requires defendant to take steps to ensure that families with children no longer are restricted from renting units anywhere at Royal Park Apartments.
